Attic & roof-leak mold removal
A roof leak can run along a rafter for months before it shows up as a stain on the top-floor ceiling. By then, the sheathing, insulation and ceiling above it are often moldy.
Signs you need this
- Stains on the top-floor ceiling, especially after rain or snowmelt
- Dark staining on roof sheathing or rafters visible from the attic hatch
- Clumped, damp or discolored insulation
- Frost on the underside of the roof in winter (a ventilation problem)
What usually causes it in NYC
- Roof leaks at flashing, chimneys, skylights and vent boots
- Bathroom and dryer vents that exhaust into the attic instead of outdoors
- Poor attic ventilation trapping warm, moist air in winter
Walk-up top floors and flat roofs
Many NYC row houses and walk-ups have flat roofs with no attic, so a leak goes straight into the top-floor ceiling cavity. We open the ceiling where needed, remove wet insulation and moldy board, dry and treat the joists, and close it back up.
Detached homes with attics
In Staten Island, eastern Queens and southern Brooklyn houses, we HEPA-vacuum and clean sheathing and rafters, remove contaminated insulation, and treat the wood. We will point out venting problems we find so the attic stays dry.
Roof first, then mold
Mold removal does not stop a leak. The roof has to be repaired first, or at the same time. We coordinate with your roofer so the job is finished once, not twice.

Independent
1Licensed mold assessor
Inspects and tests, then writes the mold remediation plan: what has to be removed, how, and what counts as clean.

2Licensed remediation contractor
Writes a work plan from the assessor’s plan, sets up containment, removes and cleans, dries, and treats the area.

3Post-remediation assessment
An independent assessor checks our work. Walls stay open until it passes. Then we rebuild.
Why we don’t test your mold: New York’s mold law (Labor Law Article 32) doesn’t let the same company assess and remediate the same project. A company that tests your home and then quotes you the removal has a conflict of interest. We only remediate, so our estimate is never inflated by our own test results.

FAQStraight answers
Attic & Roof-Leak Mold: common questions
Can attic mold make me sick if I never go up there?
Air from the attic can leak into living spaces through light fixtures, hatches and gaps, and damp insulation stops insulating. Attic mold should be removed even if you rarely go up there.
Do you replace insulation?
Yes. Contaminated insulation is removed and new insulation is installed as part of the rebuild once the area passes clearance.
Is roof-leak mold covered by insurance?
It depends on whether the leak was sudden (often covered) or long-term (often excluded). We document what we find so you can make the strongest claim.
