Black mold removal in NYC

Dark, slimy-looking growth that keeps coming back after you bleach it is rarely a surface problem. We find what is wet, cut out what cannot be cleaned, and seal the job inside containment so the spores stay out of the rest of your home.

Signs you need this

  • Black or dark-green patches that return within weeks of cleaning
  • A musty, earthy smell that is stronger in one room or closet
  • Soft, stained or bubbling drywall, often low on a wall or around a window
  • Growth on the back of furniture pushed against an exterior wall

What usually causes it in NYC

  • Slow leaks behind walls from risers, radiator lines and supply pipes
  • Condensation on cold exterior walls in older masonry buildings
  • Water damage that was mopped up but never properly dried

Why bleach does not fix black mold

Bleach can lighten the stain on tile, but drywall, wood and paint are porous. The growth you see is the part that reached the surface; the rest is inside the material, and it stays alive as long as the material stays damp. That is why the same spot keeps reappearing. Effective remediation removes contaminated porous materials, cleans what can be cleaned, and dries the structure.

How we handle it

We isolate the work area with plastic sheeting and zipper doors, put it under negative air pressure with HEPA air scrubbers, and remove affected drywall, insulation or trim in sealed bags. Framing and concrete are HEPA-vacuumed, cleaned and treated with an EPA-registered antimicrobial. Because we are also licensed contractors, we can rebuild the wall once clearance is passed, so you are not left with open studs.

Is it actually “toxic black mold”?

Color alone cannot tell you the species; plenty of dark molds are not Stachybotrys, and all indoor mold growth should be removed anyway. If you need the species identified, an independent testing company does that. Our job is to remove it safely, whatever it turns out to be.

LAWNY Article 32

Over 10 square feet? Here’s how it has to be done

  1. Independent

    1Licensed mold assessor

Inspects and tests, then writes the mold remediation plan: what has to be removed, how, and what counts as clean.

  2. That’s us

    2Licensed remediation contractor

Writes a work plan from the assessor’s plan, sets up containment, removes and cleans, dries, and treats the area.

  3. Independent

    3Post-remediation assessment

An independent assessor checks our work. Walls stay open until it passes. Then we rebuild.

Why we don’t test your mold: New York’s mold law (Labor Law Article 32) doesn’t let the same company assess and remediate the same project. A company that tests your home and then quotes you the removal has a conflict of interest. We only remediate, so our estimate is never inflated by our own test results.

Vinny a huge help! We had a stopped up drain with sewage coming up into the basement. He came within 3 hours (on a Saturday night), stayed and worked until it was all fixed and cleaned. He had a great attitude, was very trustworthy and saved the day.

Black Mold Removal: common questions

Can I stay home during black mold removal?

Usually yes. The work zone is sealed off and kept under negative pressure, so the rest of the apartment stays usable. We tell you in advance if a bedroom or bathroom will be out of service and for how long.

How long does black mold removal take?

Most single-room jobs are finished in 1–3 days, plus time for drying and clearance. Larger or multi-room jobs take longer; your estimate lists the schedule.

Do I need mold testing first?

For jobs over 10 square feet, New York law requires an independent licensed mold assessor to write a remediation plan before work starts. For small areas it is optional. We do not test ourselves, which keeps the process conflict-free, and we can point you to independent assessors.
