Bathroom mold removal for NYC apartments
Most New York bathrooms were built with a tiny window or a weak exhaust fan, and many sit directly under someone else’s tub. That combination is why bathroom mold is the most common call we get.
Signs you need this
- Black spots on the ceiling above the shower that come back after painting
- Peeling paint or a brown ring on the ceiling (often a leak from upstairs)
- Grout or caulk that stays dark after scrubbing
- Loose tiles or a hollow sound when you tap the wall next to the tub
What usually causes it in NYC
- Exhaust fans that are undersized, disconnected, or vent into the ceiling cavity
- Leaks from the apartment above: tub overflows, failed shower pans, toilet seals
- Cracked grout letting shower water into the wall behind the tile
Surface mildew vs. mold in the wall
A little mildew on grout is a cleaning job. Mold that returns in the same place, soft drywall, stained ceilings and loose tiles mean moisture is getting into the building materials. That needs remediation, not a stronger spray.
What bathroom remediation involves
We contain the bathroom, protect the rest of the apartment, remove the affected ceiling or wall sections and damaged caulk, HEPA-clean and treat the cavity, and dry everything to normal moisture readings. Then we close it up with moisture-resistant board and mold-resistant paint, and re-seal.
Fixing why it happened
If the fan is not actually moving air outside, or the leak is coming from upstairs, the mold will return. We document the source with photos so your landlord, super, managing agent or the neighbor’s insurance has what it needs.

Over 10 square feet? Here’s how it has to be done
-
Independent
1Licensed mold assessor
Inspects and tests, then writes the mold remediation plan: what has to be removed, how, and what counts as clean.

That’s us
2Licensed remediation contractor
Writes a work plan from the assessor’s plan, sets up containment, removes and cleans, dries, and treats the area.

3Post-remediation assessment
An independent assessor checks our work. Walls stay open until it passes. Then we rebuild.
Why we don’t test your mold: New York’s mold law (Labor Law Article 32) doesn’t let the same company assess and remediate the same project. A company that tests your home and then quotes you the removal has a conflict of interest. We only remediate, so our estimate is never inflated by our own test results.

FAQStraight answers
Bathroom Mold Removal: common questions
Who pays if the leak came from the apartment above?
Often the upstairs unit’s owner or their insurer, and in rentals the building owner is responsible for repairs. We document the source and damage so you can make that claim. See our guide on mold from an upstairs neighbor’s leak.
Will I lose use of my bathroom?
For a ceiling-only job, often just for a day or two. If we have to open walls behind tile, it takes longer. If it is your only bathroom, we plan the work around that.
Can you just paint over it with mold-resistant paint?
Paint over active mold fails and hides the problem. Mold-resistant paint is the final step after the mold is removed and the area is dry.
