Hidden mold behind walls & ceilings
In a New York building, the source of your mold may be in someone else’s apartment, inside a shared riser, or in a brick wall that has been wicking rain for decades. We trace the moisture, open only what we need to, and put it back together.
Signs you need this
- A musty smell with no visible mold
- Paint bubbling or peeling in one area of a wall
- Baseboards pulling away or swelling
- Mold on window returns and sills every winter
What usually causes it in NYC
- Leaking supply or drain risers shared between floors
- Steam radiator valves and piping leaking inside the wall
- Rain getting through old brick and failing mortar joints
- Condensation on single-pane or poorly sealed windows
Finding the source without gutting the room
We use moisture meters and thermal imaging to map where the wet material is before we cut. That keeps openings small and the rebuild cheaper. On plaster walls common in prewar buildings, we take extra care containing dust, and follow lead-safe practices on pre-1978 paint.
Shared-building complications
When the leak is in a neighbor’s unit or a building riser, the plumbing repair belongs to the building. We work with supers, managing agents and co-op/condo boards on access and scheduling, and document everything for your records.
Putting it back
After removal and drying, we rebuild with new drywall or board, tape, skim, prime and paint. One licensed crew, one schedule.

Over 10 square feet? Here’s how it has to be done
-
Independent
1Licensed mold assessor
Inspects and tests, then writes the mold remediation plan: what has to be removed, how, and what counts as clean.

That’s us
2Licensed remediation contractor
Writes a work plan from the assessor’s plan, sets up containment, removes and cleans, dries, and treats the area.

Independent
3Post-remediation assessment
An independent assessor checks our work. Walls stay open until it passes. Then we rebuild.
Why we don’t test your mold: New York’s mold law (Labor Law Article 32) doesn’t let the same company assess and remediate the same project. A company that tests your home and then quotes you the removal has a conflict of interest. We only remediate, so our estimate is never inflated by our own test results.

Mold Behind Walls & Ceilings: common questions
How do you know there is mold behind the wall without opening it?
We cannot know for certain until it is opened, but elevated moisture readings, thermal patterns, staining and odor tell us where to look. An independent assessor can also sample air and wall cavities if you want lab confirmation.
Is lead paint a concern?
In buildings built before 1978, yes. We are an EPA Lead-Safe certified firm and use lead-safe work practices when disturbing painted surfaces.
My landlord just keeps painting over it. What can I do?
Painting over mold does not meet NYC’s requirements for landlords. See our NYC mold law guide for how to report it through 311 and HPD.
