Commercial & multifamily mold remediation
Restaurants, storefronts, offices, schools, daycares and residential buildings cannot shut down for a week. We plan the work around your operations and your tenants, and give you the paperwork your insurer or board will ask for.
Signs you need this
- Tenant complaints or HPD mold violations
- Mold in storage rooms, basements or back-of-house areas
- Musty odor from HVAC returns or ceiling tiles
- Water events from roofs, cooling towers or sprinkler lines
What usually causes it in NYC
- Roof and façade leaks in older commercial buildings
- HVAC condensate and poorly maintained drain pans
- Unit-to-unit leaks in multifamily buildings
Built for property managers
We work directly with supers, managing agents and owners. We handle one-off units and repeat work across a portfolio, with photo-documented scopes, clear schedules and invoices your accounting team can process.
Minimal disruption
Night and weekend scheduling, containment that keeps occupied areas open, and crews that respect tenants and customers. One Manhattan client put it this way: we handled it without disrupting their operations.
Compliance-ready
NYS Article 32 applies to commercial projects over 10 square feet, and NYC Local Law 55 governs residential buildings. We work to the independent assessor’s remediation plan and give you what you need for your files.
LAWNY Article 32
Over 10 square feet? Here’s how it has to be done
-
Independent
1Licensed mold assessor
Inspects and tests, then writes the mold remediation plan: what has to be removed, how, and what counts as clean.
-
That’s us
2Licensed remediation contractor
Writes a work plan from the assessor’s plan, sets up containment, removes and cleans, dries, and treats the area.

Independent
3Post-remediation assessment
An independent assessor checks our work. Walls stay open until it passes. Then we rebuild.
Why we don’t test your mold: New York’s mold law (Labor Law Article 32) doesn’t let the same company assess and remediate the same project. A company that tests your home and then quotes you the removal has a conflict of interest. We only remediate, so our estimate is never inflated by our own test results.
